Every roof has dozens of penetrations: vents, fans, air conditioners, antennas, skylights, refrigerator vents and the front and rear caps. Each one is sealed with lap sealant or a butyl-backed flange, and each one has a service life measured in a few years in this climate. UV breaks the sealant down, heat cycles pull it away from the edges, and the first sign an owner notices is usually a stain on a ceiling panel — long after the water started moving.
Our inspection is systematic. We walk or safely access the roof, examine the membrane for punctures, tears, soft spots and delamination, check every penetration and seam, and inspect the sidewall and window seals that get overlooked. You get a clear report of what is good, what needs attention now and what can wait, with photos where it helps.
Repairs range from spot resealing and reflowing lap sealant to removing and rebedding a fixture that was never sealed correctly, patching membrane damage, and full resealing of the roof perimeter and all penetrations. We use the correct sealant for your roof type — EPDM, TPO or fiberglass all have different requirements, and using the wrong product creates a bigger problem in a year.
For rigs stored outdoors between trips, an annual roof and seal service is the difference between a long-lived RV and a soft floor. It is inexpensive, it is fast, and it prevents the one category of damage that is genuinely expensive to undo.
